Broward is HVHZ, and that is not a marketing word

Miami-Dade and Broward are the only two counties in the High Velocity Hurricane Zone. Product here needs a Miami-Dade Notice of Acceptance, tested to large missile impact — a nine-pound two-by-four fired at the glass, then cyclic pressure loading. Everywhere else in Florida uses statewide Product Approval, which is a lower bar. If a quote does not name the NOA number for the unit going in your opening, it is not a quote for a Broward job.

We measure, we schedule, and our own crews install

Most of this trade sells the job and subcontracts the installation to whoever is available that week. We do not. The person who measures your openings works for us, and so do the people who fit them. On a luxury home that difference shows up in the finish — the stucco returns, the interior casing, the paint line — which is the part a window-only company hands to somebody else and you end up chasing.

The installation is the failure point, not the glass

Impact units almost never fail because the glass was inadequate. They fail at the buck, the anchors and the perimeter seal. HVHZ has specific requirements for substrate, embedment and fastener spacing, and they are inspected. A correctly approved window fitted into a rotten wood buck is a failed installation with a compliant sticker on it.

On a large house the honest sequence is often to do the elevations that actually face the weather first, and the rest later, rather than financing the whole envelope at once. That is a smaller job than the one we could sell you. We would rather have the second phase than an unhappy first one.

Common questions

How long does a Broward permit take?
It varies by municipality and by time of year, and it is rarely the thing that holds a job up. Specialty and shaped units have longer lead times than the permit does, which is why we order those first and start the paperwork alongside rather than after.
Can the work be done in phases?
Yes, and on a large house it often should be. The sensible order is the elevations that actually face the weather first, then the sheltered ones later, rather than financing the whole envelope at once. We will tell you which elevations those are at the measure.
Do we have to move out?
No. Openings are done a few at a time and the house is closed up each evening. On an occupied luxury home that sequencing is most of the planning, and it is the reason we schedule our own crews rather than take whoever is free.
Will this reduce my insurance premium?
It may, through wind mitigation credits, but that is between you and your carrier and we will not put a number on it. What we can do is make sure the documentation your inspector needs exists, which is the part that is actually in our control.
